Spyglass Property Inspections has been inspecting properties in the Chicago area since 2007, performing over 2,500 inspections to date. The company’s founder, Ryan Foley, has over 13 years of experience in the construction industry, including a strong focus on home remodeling and property inspections. The Spyglass team of inspectors currently hold their Property Inspector licenses in the state of Illinois , in addition to their General Contractors licenses. The team was trained to become home inspectors from AHIT (American Home Inspector Training Institute) and are current members of ASHI (American Society of Home Inspectors) & NAHI (National Association of Home Inspectors).
What We Do
Spyglass Property Inspections is a Chicago area property inspection company that specializes in residential, multi-unit, and commercial HOME INSPECTIONS, MOLD TESTING, RADON TESTING and RESTORATION & CONSTRUCTION. We have professional inspectors that have been in the construction industry for over 13 years as either a general contractor, building single-family homes or multi-unit buildings or as an industrial hygienist performing inspections on buildings over 60,000 square feet.
Our Reports

Our Availability
Spyglass Property Inspections works seven days a week. We can perform our inspections within 24 hours from the first initial phone call for those closings that need to happen quickly. We guarantee that our inspectors will work in a professional manner, revealing their findings in terminology that you will be able to understand. They will also give you and your client the option to follow them through every step of the inspection while showing your clients how the home operates.
Our Inspectors
Our inspection team was trained to become home inspectors from AHIT (American Home Inspector Training Institute) and are current members of ASHI (American Society of Home Inspectors) & NAHI (National Association of Home Inspectors). Because of our inspectors’ extensive backgrounds, they know how to convey certain situations to the client in a non alarming way, and careful not to make a “big deal” out of little issues. They also have the knowledge on how to fix the problems, if any, that they come across. Our inspectors are very passionate about their work, and take pride in having families buy a good and safe product, in this case the product is usually someone’s home.
After Your Inspection is Complete
At the end of each inspection the client will receive a folder, which contains a home maintenance manual that will guide the client on how to take care of their home during all four seasons and where they can file their report for future reference. There is also an area for contractors to log their service whenever there is any work performed in the home. That way the home maintenance manual turns into an excellent selling tool if and when the client decides to sell the property.
Errors & Omission Insurance
Spyglass Property Inspections is a fully insured company carrying E&O insurance as well as limited liability insurance. E&O insurance benefits you as the customer, as it covers you from any mistakes that the home inspector may make. If something was missed, just call us up and our inspector will come out and check out the situation, take pictures and send it off to the insurance company. Limited liability insurance will cover the inspector in case of injury on the job, protecting the homeowner and realtor from being responsible.
